Summary of Position

A Superintendent is expected to effectively oversee and operate assigned building(s). This includes ensuring that all systems such as boilers, elevators, ventilation, HVAC, sprinklers, etc. are properly functioning and that all defects are caught timely and proactively; maintaining the integrity of all common areas; mobilizing, directing, and supervising building staff; coordinating and addressing building/apartment repair issues; developing and maintaining positive and responsible communication with tenants, vendors and contractors; routinely informing/updating Property Manager of all issues, concerns, and events.

Duties and Responsibilities

  • Responsible for the daily operation of a building in East Harlem (Section 8/HUD/LIHTC)
  • Responsible for managing a staff of Handymen and Porters
  • Maintain building in a REAC Inspection compliant state
  • Walk and inspect all common areas at least twice a day
  • Assign daily tasks to building staff and ensure timely completion of tasks
  • Ensure that all common areas are properly maintained and cleaned by specific times
  • Inspect, coordinate and address building/apartment repair issues
  • Acquire tenant signature on work orders for all repairs completed
  • Communicate with Property Manager regarding ALL building matters
  • Develop and maintain proper and responsible relations with tenants
  • Keep inventory of materials and supplies

Skill Requirements

Superintendents must possess and use the following basic electrical, plumbing, mechanical and carpentry skills:

  • Remove/replace apartment door cylinders/locksets/handles/hardware
  • Remove/replace common area door cylinders/locksets/handles/hardware
  • Adjust all self-closing doors to self-close
  • Replace motor belts
  • Install smoke detectors
  • Find source(s) of ALL leaks (especially if breaking through walls/ceilings is required)
  • Repair/replace ALL exposed piping in apartments
  • Repair basic plumbing issues that are not related or connected to main-lines
  • Replace regular and GFI outlets
  • Replace all fuses up to 100amps
  • Replace light fixtures, ballasts, and bulbs
  • Clear/unclog apartment back-ups and stoppages
  • Replace toilets and all its parts
  • Drain/bleed radiators
  • Replace radiator valves
  • Replace shower-body cartridges and stems
  • Scrape, plaster and paint sections of walls and ceilings in common areas and apartments as required
  • Replace defective shower/sink handles, towel bars, all door/cabinet hinges, stoppers, saddles, window guards, window balances, smoke detectors, medicine cabinets and vanities
  • Licenses/certifications appropriate for a residential Superintendent should be kept current.
  • Clearing violations, completing work order, roof maintenance/repairs, fluent in English (a must) and Spanish (a plus)
